After the earthquake, the sales of high-rise apartments and mini-condos in Yangon have decreased slightly, while the demand for land has increased slightly, the Myanmar Real Estate Services Association (Central) said. The decline in apartment and mini-condo sales is primarily due to buyers’ fears following the recent earthquake and the rise in room prices, according to U Myo Myint Aung, the general secretary of the Myanmar Real Estate Services Association (Central).

Due to high construction expenses, apartment prices have not declined despite a decline in sales. Land prices for 40-foot x 60-foot plots have increased by Ks.5,000,000 to Ks.10,000,000 compared to before. Currently, the price of a standard apartment is at least Ks.100,000 to Ks200,000 per square foot. The price of a mini-condo with a lift is between Ks. 200,000 and 300,000 per square foot, and the price may change subject to the location and floor.
Currently, land plots in North Dagon and East Dagon are active in buying and selling. The market price for a 40-foot by-60-foot plot ranges from Ks.30–40 million to as high as Ks.500–600 million depending on the location, according to the real estate market.
Although the condo sales market in Yangon is declining, the apartment rental market is still growing and prices are also rising.
